How to Overseed a Lawn

Step-by-step guide to overseeding your lawn for thicker, healthier grass. Timing by grass type, aeration, seed selection, application rates, and watering schedule.

Time It Right Fall

Cool-season grass (fescue, bluegrass, ryegrass): early September. Warm-season grass (bermuda, zoysia): late May to June. Do NOT overseed in summer when heat stress and disease risk are highest. September overseeding is the single most impactful thing you can do for a cool-season lawn.

Mow Short and Aerate

Mow the existing lawn to 2 inches (shorter than normal). Core aerate the entire lawn, making 2 passes for maximum holes (20 to 25 holes per square foot). The aeration holes are where seeds will germinate: they provide direct soil contact, moisture, and protection from foot traffic. Do not rake up the cores; they'll break down in 1 to 2 weeks.

Choose the Right Seed

Match the seed to your existing grass type. Tall fescue lawn: overseed with a turf-type tall fescue blend. KBG lawn: overseed with a KBG blend. Bermuda: overseed with bermuda (or ryegrass for winter color). Do NOT mix warm and cool season types. Use a premium blend with 3 to 5 named varieties for genetic diversity.

Broadcast at the Overseeding Rate

Use half the new-lawn seeding rate. Tall fescue: 4 to 5 lbs per 1,000 sq ft. Bluegrass: 1.5 to 2 lbs. Bermuda: 1 to 2 lbs. Use a broadcast spreader at half rate in two perpendicular passes. Heavier seeding on thin or bare spots. Lighter on areas that are already thick.

Apply Starter Fertilizer

Apply high-phosphorus starter fertilizer (18-24-12 or similar) at the bag rate. If you applied pre-emergent earlier in the year, check the label: most pre-emergents prevent grass seed germination too. You may need to wait for the pre-emergent to break down (typically 3 to 4 months). This is why fall overseeding after a spring pre-emergent works well.

Water Lightly and Often

Keep the surface moist for 14 to 21 days: light watering 2 to 3 times daily for 5 to 10 minutes per zone. Once seedlings emerge, gradually shift to deeper watering every 2 to 3 days over the next 3 weeks. Resume normal mowing when new grass reaches 50% taller than your target height.
